real trends: Summer Selling Strategies
Ah, summer break. Your mind may be wandering to visions of you relaxing by the pool or in your air conditioned living room, but tight Bay Area inventory is expected to continue throughout 2017. That means, if you are planning to sell your home, May and June will be key months for you to prepare and to list your home. Here’s why:
Demand. The tight Bay Area inventory and high buyer demand means it’s a great time to list your property. We are still seeing multiple offers escalating to over the asking price, so the market is still competitive.
Seasonality. May and June are great times to list because locals are in town and available to attend open houses, manage inspections, etc. July and August tend to be heavy vacation months so many buyers are less available.
Schools. Some buyers are on a timeline to buy and eager to get into new school districts before fall. In June, many have more time to house hunt, move, enroll in the school district if it’s a new one, and get to know the community.
Tips to attract a summer buyer: • Keep the lawn mowed and weeded for prime summer curb appeal. • Keep the air conditioner humming at a cool comfortable temperature. • Stage outdoor spaces to highlight ease of summer living. • Decorate with cool summer colors and accents. • Highlight balconies, decks, patios and pools in photographs and marketing.
