Pleasant Hill Home Prices: On the Rise!


If you are a Pleasant Hill resident, there’s a high likelihood that you have heard about the unprecedented real estate market. As a listing agent who specializes in this community, I have experienced the market momentum firsthand.


I have lived in Pleasant Hill for more than twenty years. I raised my kids here, volunteered in the wonderful schools and I have enjoyed all the conveniences of this welcoming community. The desirability of Pleasant Hill isn’t a surprise to me. But it appears that the secret is out!


So, what may have changed to cause such a boost to the real estate market?


Of course, the answer is more complex than just one thing. However, the pandemic’s effect on our lifestyles has caused a marked change in home-buying practices. As working remotely has become more commonplace, buyers have flocked to the area for more spacious homes which accommodate a home office, large backyards, outstanding schools, and excellent proximity to world-class Bay Area amenities. Coupled with low inventory and attractive interest rates, buyers are anxious to find a home in our community.


A FEW FACTS ABOUT PLEASANT HILL REAL ESTATE


• In April 2021, Pleasant Hill home prices were up 28.7% compared to last year.


• The median home price in Pleasant Hill is $1,012,000. Remember, a median home price is the middle point for real estate home sales. It is not the same as the average price. The median sales price is the price in the very middle of a data set, with exactly half of the houses sold for less and half sold for more.


•Most homes get multiple offers, often with all contingencies waived.


•The average home sells for about 8% above list price and goes pending in approximately 8 days. This compares with 31 days last year during the first quarter oof 2020.
